HELLO KITTY® SAYS HELLO TO NEW CREATIVE OFFICES IN THE SOUTH BAY

El Segundo and Irvine, Calif. – Sanrio, Inc. and its flagship Hello Kitty® brand have found a new home in Bixby Land Company’s 2101 office building at 2101 El Segundo Blvd. in El Segundo, Calif. Bixby has leased 28,584 square feet to the Japanese firm that is responsible for one of the most recognizable brands in the world.

The lease places Sanrio as the lead tenant in the five-story, 114,000-square-foot office building and confirms Bixby’s development strategy to deliver a dynamic work environment for progressive companies such as Sanrio.

2101 was developed with a design philosophy that creates a vibrant, urban work place where leading companies can thrive,” said Bill Halford, president and CEO of Bixby Land Company.

Bixby completed the $25 million office development in mid-2014 amid growing demand for highly amenitized, creative space in the South Bay and throughout California. Polished concrete floors and exposed ceilings convey a gritty yet refined atmosphere that is accented with natural materials.

2101 features a stunning lobby lounge area that opens to an outdoor deck where tenants can relax and recharge. Peet’s Coffee will soon operate the lobby coffee bar, and Specialty’s Café & Bakery is preparing to occupy ground floor space this spring in what will be the first South Bay location for the restaurant chain.

Sanrio is relocating from Torrance, Calif. in a move that will more than double the size of its offices. The company is expected to take occupancy this summer.

Terms of the lease were not disclosed. Sanrio, Inc. was represented by Tom Cherry and Nick Niemann of JLL. Bixby was represented by Bill Bloodgood and Casey Benson of CBRE, and Tony Ranger and Joe King of Madison Partners.

“Bixby has an excellent grasp of the space needs and work environment that creative tenants are looking for,” said Bill Bloodgood of CBRE.

Bixby is in lease negotiations for another 13,000 square feet of space that will bring the building to 89% occupancy. Other tenants in the building include Exponential Interactive, Cove Street Capital and AMA Consulting Engineers.

In Northern California, Bixby recently announced a full-building lease to technology giant ASML for THE Campus, a three-building, 252,000-square-foot project located in San Jose. THE Campus is now fully leased, with Verizon in the other two buildings.

Bixby also has six other projects in various stages of development, including a seven-building office campus in Santa Clara, Calif., three projects in Orange County, Calif. and four buildings in San Diego, Calif.
