BRANDTAILERS SIGNS FIVE-YEAR LEASE AT AVALON

Newport Beach, Calif. – Bixby Land Company has signed Brandtailers to a five-year lease at Avalon, an innovative office building in Newport Beach, Calif. that Bixby developed by in 2015. Brandtailers, a creative agency currently headquartered in Irvine, Calif., has leased 3,585 square feet and will take occupancy in the building later this year. Terms of the lease were not disclosed.

Avalon was designed to appeal to progressive companies seeking a vibrant work environment with which to attract and retain top employees. The building features a second floor indoor/outdoor lounge, The Loft, and offers tenant spaces with full-height sliding glass doors that open to private outdoor patios.

“The response we’ve received at Avalon reinforces our belief in the high value progressive companies place on contemporary office designs and comfortable surroundings where their employees can relax,” said Aaron Hill, senior vice president of Bixby Land Company.

Bixby relocated its corporate headquarters to Avalon upon completion of the building, and earlier this year signed a lease with air charter service provider XOJET. Avalon currently has a 4,216-square-foot spec suite available on the first floor, and a second floor spec suite with 3,071 square feet will be available early this fall. The project is represented by Bob Thagard and John Harty of Cushman & Wakefield.

Bixby worked with architects Rapt Studios and IA Interior Architects to deliver a contemporary work environment with a dramatic atrium lobby, polished concrete floors, exposed ceilings, and vertical light panels that accent the building’s corridors. Avalon is dog friendly, provides beach cruisers for tenants’ use, and has an electric vehicle charging station.

Bixby is currently in development on the redesigned CERRO, a four-story office building at 27401 Los Altos in Mission Viejo, Calif. Slated for completion later this summer, CERRO will meet professional office tenant demand in South County.

Bixby has also been an active investor in core industrial properties, having acquired The Steele Building, a 206,463-square-foot warehouse and distribution building in Seattle for $24 million in June. Bixby purchased two Seattle industrial buildings earlier this year as well, and is eyeing additional fully-leased industrial acquisitions.
